“Why does the California School of Real Estate have the best program to get your Real Estate Broker’s license?”
You will be surprised at the answer!
How do I get my broker’s license in California?
To qualify, you must be 18+, demonstrate honesty, and complete 8 college-level courses. You also need two years of full-time salesperson experience within the last five years or a four-year real estate degree.
Is the California broker exam hard?
The exam is challenging, with a 200-question format and a 75% passing score. With only a roughly 50% first-time pass rate statewide, using updated 2026 prep software is essential to passing on your first attempt.
How long does it take to get a broker license in CA?
Most applicants take 4 to 12 months. This includes the time to complete 8 courses (minimum 18 days each) and the DRE’s 6–8 week processing time for exam applications.
How much do real estate brokers make in California?
As of February 2026, the average annual salary for a Real Estate Broker in California is approximately $110,057. High earners in cities like Irvine or San Francisco often exceed $175,000.
What is the difference between a salesperson and a broker?
A salesperson must work under a broker’s supervision. A broker can work independently, open their own firm, and hire agents to work for them, which typically leads to higher earning potential.
How much does the California broker exam cost?
The examination fee is $150 and the license fee is $450. When using the RE 436 combined application, the total due to the DRE is $600.
What happens if you fail the California broker exam?
If you fail, you can apply for a re-examination by paying another $150 fee. You must pass the exam within two years of your initial application date.

Key 2026 Exam Vocabulary

Master these 10 essential terms frequently seen on the DRE State Exam.

1. Fiduciary Duties (OLD CAR)
The legal obligation of an agent to act in the best interest of their principal. Remember the acronym OLD CAR: Obedience, Loyalty, Disclosure, Confidentiality, Accounting, and Reasonable Care.
2. Adverse Possession
A legal principle where someone can claim ownership of land by occupying it openly and continuously for a specific period (5 years in California) and paying property taxes.
4. Functional Obsolescence
A reduction in a property’s value due to an outdated feature or poor design (e.g., a 4-bedroom house with only one bathroom). This is different from physical wear and tear.
4. Encumbrance
Any claim, lien, or liability attached to a property that may lessen its value, such as a mortgage or an easement, but does not necessarily prevent transfer of title.
5. Steering & Redlining
Steering: Channeling buyers toward or away from neighborhoods based on race. Redlining: Lenders refusing loans in certain areas based on protected characteristics. Both are illegal under Fair Housing laws.
6. Fee Simple Defeasible
Ownership that can be taken away if a specific condition is violated (e.g., “The property must be used only as a park”).
7. Net Operating Income (NOI)
Calculated as Gross Income minus Operating Expenses. Note: Mortgage payments (debt service) are not included in NOI.
8. Littoral vs. Riparian Rights
Littoral: Rights for land bordering a lake or ocean. Riparian: Rights for land bordering a flowing river or stream.
9. Bilateral vs. Unilateral Contract
Bilateral: A promise for a promise (e.g., a standard purchase agreement). Unilateral: A promise for an act (e.g., an option contract or a reward poster).
10. The Bundle of Rights
The legal rights that come with property ownership, often compared to a “bundle of sticks.” These include the rights of Possession, Control, Enjoyment, Exclusion, and Disposition.
